If you are renting or leasing your property privately, you can’t afford not to check the references and history of your tenants with American National Tenancy Database.
It is highly unlikely a tenant will tell you they have previously
trashed an apartment or left a house owing money on rent. It
is possible a current owner wants them out and his or her reference
is not entirely reliable. Tenants written references, too, cannot
be completely assured.
And we all know just because they have good credit and have been successfully paying the bank for their car loan, etc, does not necessarily mean they have been paying their rent to the landlord!
It may only mean they are protecting their credit first.
This is the only database in America that can provide an answer on tenant rental history which is specific to your needs- and that is protecting your asset.
Your contribution and membership is needed because your membership will promote good quality tenants and help minimise a situation of a secondary rental market taking shape.
A secondary market will develop as a result of poor tenants who have not yet been
listed by unparticipating professionals or investors.
This would otherwise place you in a vulnerable position when it comes to selecting your tenants.
The process consists of a two minute entry to our system when
they take possession of the home, and then a further 5 minutes to
complete the history at cessation of tenancy, which we then refer
to as a listing. These steps are known as Create
a Tenant and Enter
Tenant Data, which are in the member pages. The information
you enter can be updated during the course of any tenancy, and post
any tenancy, by using Update
My Listing on the member page.
Making more regular data entries of tenant history is mostly unnecessary,
however, if you are in receipt of ‘catch up’ moneys
(money previously in arrears) it is VERY IMPORTANT that you update
the information. This feature gives the tenant incentive to pay
back the money to achieve his or her highest possible *tenant score™
.
When you are making enquiry on an applicant, and your search is
matched, you will see our unique and sophisticated .
Members answer 20 questions about their tenants, and
these questions are then converted and graphed to a percentage score.
Therefore the system provides consistency amongst tenants nationwide.

When taking applications from prospective tenants, please download

Information Agreement form, which is conveniently
located on the last page of the Tenant
Application form.
(Using both forms will ensure you have all the details we need when you enter tenant data). A tenant unwilling or reluctant to sign this form, may tell you all you need to know..
Ensure all your applicants return a signed copy to you. If you prefer, you can fax or email the signed Privacy information agreement form to us. This also prevents you from misplacing your copy.
It is against ANTD policy to peruse a persons file without their explicit consent, and doing so may be considered unlawful.
Our service will gain you access to a system designed to protect your asset.
American National Tenancy Database recommends offering copies of all paperwork to prospective tenants.
Our format provides a consistent measurement amongst tenants in the country. All data stored should be relevant and factual. Supporting documents such as tenants statements, check in and check out sheets, photographs, or court documents or any other relevant material must remain in your possession for any portion of data that is deemed to be a negative response.
We provide you with the ability to upload these documents to your tenants file. This will help you with your record keeping and will stay in the file
indefinately.
Remember it is always better to have more detail than not enough. It is your responsibility as an owner to guarantee accuracy, when entering data.
When you apply for membership with the American National Tenancy Database ™,
we will ask you some personal information and obtain from you some proof of property ownership,
qualifying that you are a landlord.
This can be done online, fax or in normal mail- it is up to you.
