As a property investor of 17 years covering different countries on and offshore, I understand the absolute necessity of screening tenants. I believe that prevention is the best insurance, and I adamantly believe in the right to know. We have a huge population and aggressive investor market, and surprisingly we had no real specific screening available. We allowed bad tenants to slip through the cracks, and did not give wonderful tenants a place for acknowledgment. There was a huge void in the business of tenant screening, because the most common method to date is the traditional bank credit check. The credit score is designed for banks and there is no contribution to this score from property owners or their managers, yet we used it for our business. This left a wide gap in the business of property management, in our country.
Our country’s investors were disadvantaged and therefore vulnerable.
From our personal investments in houses overseas, we could see first hand how tenant databases worked efficiently; we experienced the benefits, and as a result tenants were qualified thoroughly. I believe these databases help raise the bar on standards, because they set benchmarks and offer tenants an incentive to be the very best, because future tenancy depends on it.
